1. Operator

2. How to book

You can book by phone, by e-mail, through the booking form on the website or through partner booking platforms. A reservation is valid only once confirmed by Villa Brussels Deva.

3. Confirmation

After sending the form on the website, you immediately receive an e-mail with the details of your request and a link where you can check it at any time. We confirm by e-mail, phone or message, usually on the same day.

Depending on the period, length of stay or availability, Villa Brussels Deva may ask for a deposit or full prepayment to guarantee the reservation. If the deposit is not paid within the communicated deadline, the reservation may be cancelled without further notice.

4. Rates

Rates are in Romanian lei (RON), per room and per night, and include the buffet breakfast. They may vary with the season, availability, length of stay, number of guests, room type and booking channel. The rate confirmed at booking remains valid for that reservation, except for changes later requested by the guest.

5. Payment

Payment is made under the conditions communicated at confirmation: on arrival, or by bank transfer for the deposit. During busy periods, for group bookings, long stays or special offers, full payment may be requested before arrival.

6. Check-in and check-out

Check-in is from 14:00 and check-out is until 11:00. Early arrival or late departure is possible only depending on availability and with prior approval; a late departure without approval may incur extra charges.

7. Changes

Guests may ask to change the dates, number of guests or room type, subject to availability. Changes are valid only once confirmed, and the price may be recalculated.

8. Cancellation by the guest

Reservations made on the website can be cancelled from the link received by e-mail or by contacting us directly. Cancellation is free of charge up to 3 days before arrival, unless other conditions were communicated at confirmation.

For later cancellations, the deposit paid may be retained. Special conditions (busy periods, groups, non-refundable offers) are communicated before the reservation is confirmed.

9. External platforms

Reservations made through external platforms are subject to the cancellation, change and refund policy shown on that platform, and requests are handled through it.

10. No-show

If the guest does not arrive on the scheduled date without prior notice, the reservation may be considered cancelled and any amounts paid in advance may be retained.

11. Early departure

If the guest leaves before the scheduled date, the unused nights may not be refunded. Special situations are reviewed individually.

12. Cancellation by Villa Brussels Deva

We may cancel a reservation in justified cases: objective impossibility to provide the room, major failures, obvious pricing errors, force majeure, or reasonable indications that the stay could affect the safety or peace of other guests. In such cases we will offer, where possible, an alternative or a refund for services not provided.

13. Refunds

Refunds, where applicable, are made using the original payment method or another agreed method. Processing time depends on the bank or booking platform.

14. Force majeure

Villa Brussels Deva is not liable for cancellations caused by natural disasters, fires, restrictions imposed by authorities, pandemics, major utility outages or other events beyond its control.

15. Changes to this policy

We may amend this policy. The version published on the website at the time of booking applies.
